A furnished lease lasts for one year, or nine months if the property is rented to a student, with a security deposit of up to two months' rent excluding charges. A mobility lease lasts from one to ten months, is non-renewable, is intended for people in a situation of mobility, and does not require a security deposit. In both cases, the tenant can leave with one month's notice.
This page compares these two contracts for a property rented as a primary residence. It does not cover the detailed list of furnishings, rent control by municipality, or rental taxation: for furnished rentals, see the page on rent declarations.

The furnished rental
Duration and renewal
The lease for furnished accommodation rented as a main residence lasts 1 year. It can be reduced to 9 months for a student (fact sheet F35109 from service-public.gouv.fr, verified on October 1, 2026).
A one-year lease is automatically renewed at its expiry date unless the parties give notice. A nine-month lease ends at its expiry date without the parties being required to give notice. A new lease must be signed if the parties wish to continue the tenancy (fact sheet F35109).
Security deposit
The F31269 form (verified on June 9, 2026) sets the maximum deposit: two months' rent excluding charges for furnished accommodation. A deposit is permitted if the rent is paid in advance monthly or every two months. It is prohibited if the rent is paid in advance quarterly.
The return of the keys must be made within one month if the move-out inspection report matches the move-in report, or within two months otherwise. In case of delay, the amount due will be increased by 10% of the monthly rent (excluding charges) for each month the delay has begun. This penalty does not apply if the delay is due to the tenant's failure to provide a new address when handing over the keys.
Equipment, condition report and inventory
Form F2315 specifies that certain furniture and equipment must be made available to the tenant. A property condition report and inventory of furnishings are drawn up upon entry and exit, signed by both parties, and attached to the lease (form F35109). The list of furnishings is not detailed here.
Notice period and termination
A tenant of furnished accommodation may terminate their lease with one month's notice, even for a nine-month lease, without giving a reason (fact sheet F1168, verified on April 16, 2026). Notice must be given by registered letter with acknowledgment of receipt, by bailiff's notice, or by hand delivery against signature or receipt. A simple email is not valid.
According to information sheet F2315 (verified on March 6, 2026), the landlord can only terminate a lease at its expiry date for one of the following reasons: repossession for personal use, repossession for sale, or a legitimate and serious reason, with at least three months' notice. For a nine-month lease, information sheet F35109 indicates that it ends automatically without either party being required to give notice: the two sheets should be read together.
The mobility lease
Term
The mobility lease lasts from 1 to 10 months. It cannot be renewed or extended. It can be modified only once by addendum, without exceeding 10 months in total. Fact sheet F2315 states: "Beyond 10 months, the lease is not renewable."«
Target audience
The mobility lease is reserved for mobility situations: vocational training, higher education, apprenticeship, internship, civic service, professional transfer, temporary mission (sheets F2315 and F34759, and ANIL).
No security deposit
Security deposits are prohibited in mobility leases (see fact sheets F31269, F39713 and F2315). However, the landlord is permitted to request a security deposit (see fact sheet F34759 and ANIL).
Notice period and termination of lease
The tenant can terminate the lease at any time with one month's notice. On the landlord's side, form F2315 states: "No termination notice is required, nor is there a notice period to respect" upon expiry.
Shared accommodation under a mobility lease
Joint and several liability between roommates, or between their guarantors, cannot be imposed in a mobility lease. Such a clause is considered null and void (ANIL). The page on shared accommodation details the joint and several liability clause in a joint lease.
Furnished rental and mobility rental: numerical example (fictitious profile)
Situation. A landlord in Lyon rents out a furnished studio apartment for €900 per month excluding utilities. Assumptions of the hypothetical tenant profile: constant rent, paid in advance each month, no rent increases, no late payments, and the tenant stays until the end of the lease.
Issue. What is the difference in duration, rent collected and security deposit between a one-year furnished lease, a student furnished lease and a 10-month mobility lease?
Strategy. Apply the ceilings and durations of the texts: maximum deposit of 2 months' rent excluding charges for furnished accommodation, no deposit for mobility leases.
Result.
| Term | Rent excluding charges over the term | Maximum deposit | |
|---|---|---|---|
| Furnished rental | 12 months | €10,800 | €1,800 |
| Furnished student rental | 9 months | €8,100 | €1,800 |
| Mobility lease (maximum) | 10 months | €9,000 | €0 |
In all three scenarios, the tenant's notice period is one month, resulting in €900 in rent for that month (this month is included in the duration shown in the table, not added to it). This profile is hypothetical. The amounts are assumptions and do not reflect any actual situation. The table does not take into account charges, rent increases, or taxes.
Furnished rental and mobility lease: what changes depending on your situation
- The tenant's situation : a student can sign a furnished lease for 9 months; the mobility lease assumes one of the situations listed above.
- The target duration : beyond 10 months, the mobility lease is not renewable.
- The method of rent payment : a security deposit is possible if the rent is paid in advance every month or every 2 months, and prohibited if it is paid in advance every quarter.
- The municipality : rent control applies or not depending on the municipality (sheet F2315).
- The presence of multiple tenants : the solidarity clause is not possible in a mobility lease.
- The tax treatment of rents : it belongs on another page.
The rule depends on your situation. No results are guaranteed.
