SCPI: operation, fees and risks

A SCPI is a collective investment scheme taking the form of a company not listed on the stock exchange. You buy shares, a management company approved by the Financial Markets Authority acquires and manages a portfolio of rental properties, and the rental income is paid to you in the form of dividends, generally quarterly.

Three factors influence the outcome: fees charged upon entry, during the investment's lifetime, and upon resale; a share value that fluctuates both upwards and downwards; and a resale process that can take several months. According to economie.gouv.fr, neither the return nor the capital "can be guaranteed," and capital loss is possible. This page describes the mechanism. It does not provide returns or rankings of management companies.

Who does what in a SCPI?

According to the AMF guide (June 2019), the SCPI's exclusive purpose is the acquisition and management of a rental real estate portfolio.

ActorRole
Management companyApproved by the AMF, it manages the SCPI
ShareholdersThey own the shares and receive the income
Ordinary General MeetingIt meets at least once a year
Supervisory BoardAt least seven shareholders designated by the general meeting
Real Estate ExpertAccording to the 2019 guide: annual asset valuation based on a file submitted by the management company, on-site visit every 5 years (semi-annual valuation from 2024 onwards, see below)
AMFIt reviews the information provided to investors and issues a visa

Since the order of July 3, 2024, SCPIs can also invest in assets related to renewable energies and must evaluate their assets twice a year, in June and December, compared to once previously (economie.gouv.fr, 05/08/2025).

From payment to collection of income

The journey unfolds in four stages.

  1. The subscription. You buy shares. There is no longer a legal minimum amount since July 2024: each management company sets its own entry threshold.
  2. The period of enjoyment. A period of three to six months generally applies between subscription and the start of income.
  3. Income. These are dividends, generally paid in quarterly installments. Their amount depends on the rents received by the SCPI and the number of shares you hold.
  4. The value of the shares. It changes over time, depending on occupancy rates and the real estate market. Managers can adjust it upwards or downwards.

The subscription method is also a matter of choice: cash, a mortgage from your bank, or a multi-asset life insurance policy for certain SCPIs. In a fixed-capital SCPI, the number of shares is generally fixed. In a variable-capital SCPI, new investors can join at any time.

Income-generating SCPIs (real estate investment trusts) aim to generate rental income. Tax-advantaged SCPIs aim for tax reduction: they are subject to specific rules, which are discussed on another page.

The costs: three families

Fees charged on SCPIs can be quite high and reduce investment returns, according to economie.gouv.fr. The AMF guide from June 2019 provides the following price ranges.

FeesMomentAMF guide price range (2019)
Subscription feeAt the entrance, included in the subscription price5 % to 12 % of the subscribed amount
Management CommitteeEvery yearGenerally, 8 to 10 % of the SCPI's income, calculated on the rental income received excluding tax.
Transfer commissionFor resaleCalculated based on the transaction amount, or a flat fee
Registration fees (Fixed capital SCPI)For resale5 % of the exchange price, frequently paid by the buyer

These ranges are from 2019. The actual costs of a SCPI should be checked with the management company; the key information document shows the impact of the costs on the return (AMF guide, 2019).

Numerical example (fictitious profile): €50,000 subscribed, the effect of fees

Situation. A taxpayer invests €50,000 in shares of a fixed-capital SCPI (real estate investment trust). The pre-tax rental income attributable to these shares is assumed to be €2,000 per year. He then sells his shares for €50,000.

Issue. The fees are collected at three different times. Added together, they weigh on the result.

Strategy. Calculate them using the ranges in the AMF guide before subscribing, then replace them with the actual fees communicated by the management company.

Result.

FeesBottom of the rangeTop of the range
Subscription fee (5 % or 12 % of €50,000)€2,500€6,000
Balance of price excluding commission€47,500€44,000
Management commission (8 % or 10 % of €2,000 of rent)€160€200
Rent remaining after management fee€1,840€1,800
Registration fees on a resale at €50,000 (5 %)€2,500€2,500

For the same subscription, the entry fee alone varies from €2,500 to €6,000 depending on the range. The €2,500 fee applies to a fixed-capital SCPI (French real estate investment trust) and is frequently paid by the purchaser. The profile is fictitious and the values are assumed: the calculation does not guarantee any return.

Risks to be aware of

  • Capital and resale. According to economie.gouv.fr, neither the return nor the capital "can be guaranteed." There is a risk of capital loss: the resale value may be lower than the purchase price (economie.gouv.fr, AMF).
  • Variable income. Rents can decrease, for example in the event of tenants leaving or a less favorable re-letting.
  • Liquidity. The shares are not easy to resell. According to economie.gouv.fr, the transfer period generally varies between two and six months.
  • Horizon. The AMF places the investment horizon for SCPIs at least between 10 and 20 years.
  • Other risks cited by economie.gouv.fr. Rental vacancies, unpaid rent, sectoral or geographical concentration, passive management, high taxation, SCPI debt.

Documents to request before subscribing

The financial intermediary must provide a key information document before subscription. It presents different performance scenarios, the impact of fees on returns, and the recommended holding period (AMF guide, 2019).

Before purchasing, you will also have access to the information memorandum approved by the AMF (French Financial Markets Authority), the subscription form, and the articles of association. Subsequently, the management company sends out a quarterly newsletter and an annual report before the annual general meeting.

What changes depending on your situation

  • The method of acquisition: cash, credit or life insurance contract.
  • The type of SCPI: fixed or variable capital, income-generating or tax-advantaged.
  • The actual costs of the SCPI, which may differ from the 2019 ranges.
  • Your holding period and your liquidity needs.
  • Your tax situation, which determines the taxation of income.

No results are promised: the rule and the cost depend on the chosen SCPI and your situation.
