No: the Denormandie tax reduction and the Loc'Avantages tax reduction cannot be combined for the same property. Economie.gouv.fr states this on its Loc'Avantages page, and the BOFiP (Official Bulletin of Public Finances) lists the Denormandie tax reduction among those that cannot be combined with Loc'Avantages for the same property. For the same property, the two reductions cannot be added together.
This page describes the rule, what the texts say about its scope, and what distinguishes the two reductions. It does not address the reason for the non-accumulation of tax breaks: the sources consulted state the rule, and this page does not explain it. It also does not provide an end date for the Denormandie scheme, nor a duration beyond 9 years: official sources do not agree on these two points. It does not address the micro-land tax regime or the land deficit.
What the texts say
Three official sources establish the rule.
The Loc'Avantages page on economie.gouv.fr (Written on 26/08/2026): "Loc'Avantages cannot be combined for the same property with other schemes promoting rental investment, such as the 'Denormandie' tax reduction."«
The BOFiP (BOI-IR-RICI-400-30, version of 06/03/2025). In paragraph 130, it indicates that a taxpayer cannot, for the same dwelling, benefit from both Loc'Avantages and the tax reduction for intermediate rental investment, which it designates as "(the "Duflot", "Pinel" and "Denormandie" schemes).
The Denormandie page on economie.gouv.fr (Written on 07/10/2025): the reduction "cannot be combined with other rental investment schemes, such as Loc'Avantages." This page does not specify "for the same property." The other two sources do.
Scope of the rule: the same dwelling
The BOFiP (Official Bulletin of Public Finances) clarifies the scope in paragraph 110: "These rules against combining benefits apply to the same dwelling." It adds that non-cumulative schemes may nevertheless be applied successively to the same dwelling within the same tax year. This page does not detail this case of successive benefits; it should be verified in the text before any arrangements are made.
For two different dwellings, the rule is checked on a dwelling-by-dwelling basis, using the current regulations. This page does not draw any conclusions on this point.
What else does the rule encompass?
Loc'Avantages operates under a similar rule to other schemes. The BOFiP (§120) prohibits, for the same property, benefiting from both Loc'Avantages and certain property income deductions, including those linked to an Anah agreement ("Cosse," "Borloo ancien"). Paragraph 130 also addresses, in addition to intermediate rental investment, other tax reductions. The complete list is available in the BOFiP.
An exception exists: the taxpayer can, for the same accommodation, benefit from Loc'Avantages and the "Malraux" reduction (§160).
Regarding the Denormandie scheme, the practical guide to the tax return (2024 income) indicates that the rules against combining benefits applicable to the Pinel scheme also apply to the Denormandie scheme for older properties, and that the same property cannot qualify for both the Pinel and Denormandie tax reductions simultaneously. The comparative table on the public service website (fact sheet F35782, verified on 04/15/2026) indicates that combining the Denormandie and Pinel schemes is possible for another property, up to a limit of two properties per year. The Pinel scheme is no longer available for new subscriptions as of January 1, 2025 (public service website, fact sheet F31151).
Two reductions that are not based on the same logic
| Denormandie | Loc'Avantages | |
|---|---|---|
| Basis of the reduction | Housing cost price, capped at €300,000 (annual limit per taxpayer) and €5,500 per m² of living space | Amount of gross housing income |
| Rate | 12 % (6-year commitment), 18 % (9-year commitment), in mainland France. For commitments exceeding 9 years: duration and rate to be verified with the source | From 15 % to 65 % depending on the rent level and the use of rental intermediation |
| Specific conditions | Works representing at least 25 % of the total cost of the operation | Minimum energy performance certificate (EPC): E (agreement without works) or D (with works) |
| Commitment | Unfurnished rental, 6 or 9 years. Longer commitment period: please check with the source. | Agreement with the Anah, minimum six years |
| Tenant | Tenant's primary residence, rent capped | Primary residence subject to income limits; prohibition on renting to a family member or member of the tax household |
| End of the device | Not published here (conflicting sources: to be verified with the source) | Available until 31/12/2027; application registered between 01/03/2022 and 31/12/2027 |
The Denormandie scheme is calculated based on the cost price of the property, while the Loc'Avantages scheme is based on its gross rental income. No results can be deduced from the table alone.
What the two have in common
- Imputation. The BOFiP (Official Bulletin of Public Finances) indicates that any unused balance cannot be carried forward to offset taxes in subsequent years, and that the unused portion is not refundable. For the Denormandie scheme, the tax reduction is spread out in sixths or ninths depending on the length of the commitment.
- The overall cap. For housing located in mainland France, both tax reductions are included in the list of benefits subject to the general cap of €10,000 per year per tax household (economie.gouv.fr, page dated 16/04/2026). For the Denormandie scheme in overseas territories, the same page indicates a cap of €18,000.
Numerical example (fictitious profile)
Situation. Marc is considering buying a 50 m² older apartment to renovate. Purchase price: €150,000. Acquisition costs: €12,000. Renovation work billed by a contractor: €60,000. The tax against which tax reductions can be applied is €4,000 per year, consistently (hypothetical scenario). Estimated annual gross rent: €6,600 (€550 per month). For this example, we assume a rent level corresponding to the 35% % rate of Loc'Avantages, renovations of the type required by the Denormandie scheme, and a 9-year commitment to unfurnished rental (hypothetical scenario assumptions).
Conditions of work. The BOFiP (BOI-IR-RICI-365-20, version of 27/08/2020) treats the total cost of the operation as the cost price of the dwelling. Here, the cost price is €222,000 (€150,000 + €12,000 + €60,000) and the works represent €27.0 %, above the threshold of €25 %.
Issue. Marc saw "18 %" for the Denormandie scheme and "35 %" for Loc'Avantages. Can he combine the two discounts on this property?
Strategy. Calculate each reduction separately, on the same property, according to the rules for each. Then note that the rule against combining them prohibits adding them together, and see what each reduction actually yields once the available tax has been taken into account.
Result.
| Denormandie (9-year commitment) | Loc'Avantages (35 %, six years) | |
|---|---|---|
| Cost price: 150,000 + 12,000 + 60,000 | €222,000 | not applicable |
| Share of the work: 60,000 / 222,000 | 27.0 % (threshold of 25 %) | not applicable |
| Surface ceiling (50 x 5500) | €275,000 | not applicable |
| retained base | €222,000 | €6,600 gross annual income |
| Rate | 18% | 35% |
| Total reduction | €39,960 | €2,310 per year, or €13,860 over six years |
| Annual discount | €4,440 (one ninth) | €2,310 |
| Charged annually (tax of €4,000) | €4,000 | €2,310 |
| Lost per year, neither transferable nor refundable | €440 | €0 |
Marc cannot combine the two columns: the theoretical total of €6,750 per year (€4,440 + €2,310) does not exist for the same property. Furthermore, each reduction remains limited by the available tax: €4,000 in this case. Over 9 years, €3,960 of the Denormandie tax reduction would not be applied.
This profile is fictitious. The amounts, annual tax, rent, and Loc'Avantages rent level are hypothetical. The €550 rent has not been compared to Loc'Avantages rent caps. This example does not verify the nature of the work, the rent and tenant income caps, the other conditions of each scheme, or the overall cap. It does not compare two investments and is not indicative of your specific situation.
What changes depending on your situation
- The housing in question : condition, surface area, municipality, planned works (for the Denormandie scheme, at least 25 % of the total cost of the operation).
- The number of dwellings concerned within the year, because a limit of two dwellings applies to the Denormandie and Pinel schemes.
- Your taxes for the coming years, which determines the actual portion of the reduction allocated.
- The rent level and the tenant profile, which condition Loc'Avantages.
- Your other tax advantages, which count towards the overall ceiling.
- The date of your investment : the end dates should be checked against the current texts.
The rule depends on your situation. No results are guaranteed.
