The eco-PTZ is an interest-free loan designed to finance energy renovation work. According to the official government website (service-public.fr) verified on September 1, 2026, it is granted regardless of income, for a primary residence built more than two years ago. The maximum amount ranges from €7,000 to €50,000 depending on the type of work, repayment is spread over 15 or 20 years, and the work must be carried out by a RGE-certified company (except for non-collective sanitation systems).
Unlike the PTZ, which finances a purchase and whose eligibility depends on the amount of your income (public service fact sheet F10871), the eco-PTZ finances work in a dwelling that you already own, whether you occupy it or rent it out.
This page is based on the public service factsheet F19905 (verified on September 1, 2026), cross-referenced with the ANIL page (updated on September 2, 2026), the economie.gouv.fr page (written on December 16, 2025), and the France Rénov' page. It does not cover co-ownership, civil law partnerships, eco-PTZ loans linked to Anah or MaPrimeRénov', procedures with banks, or the end date of the eco-PTZ loan itself, as these are not described in the same way across all pages.
The conditions, in a table
| Point | What the official pages say |
|---|---|
| Resources | No conditions (public service, France Rénov', ANIL) |
| Who | «"Owner-occupier or landlord" (public service) |
| Accommodation | Main residence, built more than 2 years prior to the start of construction |
| Rental | If the property is rented, it must be rented within 6 months of the completion of the work. |
| Works | Three categories: spot renovation, comprehensive renovation, non-collective sanitation |
| Professional | Recognized Environmental Guarantor (RGE) company, not required for non-collective sanitation |
| Completion time | 3 years |
The three categories of work
The public service information sheet states: "There are 3 main categories of work covered by the eco-PTZ".
One-off renovation. It includes insulation work (roof, walls, windows, floors), heating systems, domestic hot water, and renewable energy. The list differs in mainland France and in the overseas departments and regions. It should be checked on the quote sheet before signing any estimate.
The complete renovation. It corresponds to a set of works compliant with the MaPrimeRénov' Major Renovation scheme. It is preceded by an energy audit which must demonstrate that the project allows for a gain of at least 2 energy classes.
Non-collective sanitation. This involves the rehabilitation of a device that does not consume energy. The company does not need to be RGE certified in this case.
Maximum amounts and durations
| Type of work | Maximum amount | Repayment period |
|---|---|---|
| Action on the glass walls | €7,000 | Maximum age 15 |
| An action of a different nature | €15,000 | Maximum age 15 |
| Lot of 2 jobs | €25,000 | Maximum age 15 |
| Lot of 3 or more jobs | €30,000 | Maximum age 15 |
| Complete renovation | €50,000 | 20 years maximum |
| Non-collective sanitation | €10,000 | Maximum age 15 |
ANIL provides the same amounts, linking them to a number of work categories (one, two, or three). The loan is interest-free. According to ANIL, it is repaid in equal monthly installments.
The government website and the ANIL (National Housing Information Agency) state a 15-year timeframe for targeted renovations and a 20-year timeframe for comprehensive renovations. The economie.gouv.fr website gives the same rule (15 years maximum, 20 years for overall energy efficiency improvements). The France Rénov' website only indicates a maximum of 20 years, without mentioning the 15-year period. The table follows the government website's information sheet.
Deadlines to be met
The work must be completed in full within 3 years. The starting point is not defined in the same way everywhere: "from the date the eco-PTZ loan is granted" for the public sector, and from the date the loan offer is issued for the ANIL (National Housing Information Agency). The information sheet outlines possibilities for extensions in certain listed cases. The starting point and the reasons for extensions should be verified with the bank and on the information sheet.
If the accommodation is rented, it must be rented within 6 months of the completion of the works.
The supplementary eco-PTZ
The government website states: "Until December 31, 2027, it is possible to benefit from a supplementary eco-PTZ loan," which must be requested "within 5 years." The sum of the initial eco-PTZ and the supplementary eco-PTZ loan can reach a maximum of €50,000, and in some cases €30,000. The French National Housing Information Agency (ANIL) specifies that the supplementary loan can reach €30,000 for eco-PTZ loans issued since April 1, 2024 (the case of Anah and MaPrimeRénov' eco-PTZ loans is not addressed here).
The December 31, 2027 date is given by service-public.fr for the supplementary loan. ANIL states it for the eco-PTZ loan in general, while economie.gouv.fr and France Rénov' do not mention any end date. We are not taking a definitive stance: the eco-PTZ end date should be verified on the most up-to-date official source before planning any construction work.
Combining this with other forms of aid
The public service information sheet lists the following as compatible subsidies: MaPrimeRénov' (to finance the remaining costs), energy savings certificates, the zero-interest loan (PTZ) for homeownership, grants from the National Housing Agency (Anah), and those from local authorities. The National Housing Information Agency (ANIL) adds the subsidized loan.
Eco-PTZ: numerical example (fictitious profile)
Situation. Sophie owns a house built over two years ago, which she uses as her primary residence. She obtains a quote of €32,000 (including VAT) for two projects: roof insulation and replacement of the heating system, from a RGE-certified company. Assumptions in this hypothetical scenario: she applies for the maximum loan allowed, repaid in constant monthly installments. Alternative scenario in the right-hand column: a comprehensive renovation project costing €62,000 (including VAT), with an energy audit.
Issue. What eco-PTZ loan can she obtain, and what is the resulting monthly payment?
Strategy. Take the ceiling for a set of 2 works (€25,000), compare it to the quote, then divide the loan by the number of monthly payments for a repayment over 15 years, without interest.
Result.
| One-off renovation (2 jobs) | Complete renovation | |
|---|---|---|
| Estimate (hypothesis) | €32,000 | €62,000 |
| Maximum amount | €25,000 | €50,000 |
| maximum eco-PTZ | €25,000 | €50,000 |
| The challenge is to finance it differently. | €7,000 | €12,000 |
| Term | 15 years, or 180 monthly payments | 20 years, or 240 monthly payments |
| Monthly payment (without interest) | €138.89 | €208.33 |
In both cases, the total amount repaid equals the principal borrowed, since the loan is interest-free. The remaining amount to be financed requires separate financing.
This profile is fictitious. The calculation does not take into account any additional fees, cumulative aid, or the actual loan term granted by the bank. It illustrates a mechanism and does not predict your specific situation.
Eco-PTZ: what changes depending on your situation
- The type and number of jobs, which set the maximum amount.
- The date of construction of the dwelling : more than 2 years at the start date of the work.
- Your status, owner-occupier or landlord, and the time frame for renting out the property.
- The method of detention : co-ownership or civil society, which this page does not deal with.
- The work schedule, with regard to the 3-year period and the end date to be verified.
- Financing the remaining costs Balmont Conseil puts you in touch with its banking partners for the portion of the project that does not qualify for the eco-PTZ loan. No interest rates are given here.
The rule depends on your situation. No results are guaranteed.
Frequently asked questions
Is the eco-PTZ subject to income requirements?
No. The public service information sheet states: "The eco-PTZ is granted without means testing." France Rénov' makes the same statement.
Which works are involved?
Three categories: targeted renovation (insulation, heating, hot water, renewable energy), comprehensive renovation preceded by an energy audit, and rehabilitation of non-collective sanitation.
Do I need an RGE-certified company?
Yes, for energy-saving work: the information sheet states that the work must be carried out by a company with RGE (Recognized Environmental Guarantor) certification. For non-collective sanitation systems, the company does not need to be RGE certified.
Can the eco-PTZ and the PTZ be combined?
Yes, according to the government website, which lists the zero-interest loan (PTZ) for homeownership among the forms of assistance that can be combined. The National Housing Information Agency (ANIL) specifies that, in this case, the transaction cost used for the PTZ excludes the amount financed by the eco-PTZ.
Can the financed property be rented out?
Yes, the eco-PTZ loan is available to owner-occupiers and landlords. The property must be rented out within 6 months of the completion of the work.
