In summary…

An advisor can help with three things when investing in a French real estate investment trust (SCPI): choosing the SCPI based on your investment objective rather than the advertised yield, calculating the fees in euros, and choosing how to hold the shares (directly, through a life insurance policy, or via a split ownership structure). Request the documents recommended by the French Financial Markets Authority (AMF): the Key Information Document (KID), the information memorandum approved by the AMF, the latest annual report, and the latest quarterly report. And be aware that selling shares is not immediate: the AMF advises that it can take several weeks, or even several months, to sell them.

Balmont Conseil is a firm not independent In regulatory terms: he receives commissions on the contracts sold. According to the AMF (French Financial Markets Authority), the non-independent advisor "has the right to be remunerated by the company that manages the product." We offer consultations in Lyon or via videoconference, and the initial consultation is free.

A SCPI (real estate investment trust) seems simple: you buy shares, you receive rent, usually quarterly. The advice comes in where it's not so simple: what you pay upfront, what you're left with after tax, and the time it takes to exit.

1. What is the role of an advisor for a SCPI?

It starts with your objective and your time horizon, not with a catalog. A SCPI (Société Civile de Placement Immobilier) is a collective investment scheme that pools the savings of numerous investors in rental properties. Capital is not guaranteed, and the AMF (Autorité des Marchés Financiers) recommends an investment period of "at least 10 to 20 years." Depending on your objective, the way you hold the shares makes all the difference.

Your goalWay of holdingWhat official sources are saying
Collecting rentLive sharesRents taxed as property income; capital not guaranteed; resale over several weeks to several months
Remain in a life insurance contractUnit of account of the contractService-Public lists SCPIs among the possible investment vehicles; the value of the units is not guaranteed; gains are taxed according to life insurance rules upon withdrawal.
Buy cheaper, without income for several yearsBare ownership (dismemberment of ownership)Prices lower than full ownership; the bare owner receives no income; exit is more difficult before the end of the usufruct period.

Regarding the splitting of ownership rights, the AMF (French Financial Markets Authority) audited four providers marketing SCPIs (real estate investment trusts) in 2023 (summary published in March 2024). It noted a "very limited" consideration of the specific characteristics of split ownership, an average term of eight years (ranging from 3 to 20 years depending on the case), and clients not always informed that the counterparty could belong to the same group, or that there could be several. Therefore, request the term, the discount, and the counterparty details in writing.SCPI in bare ownership).

2. Fees, exit, withdrawal value: the checkpoints

CheckpointWhat the AMF and the administration indicate
Subscription feesBetween 5 and 12 of the subscribed amount, included in the subscription price (AMF guide, June 2019). On €100,000 invested: from €5,000 to €12,000.
Management feesGenerally between 8 % and 10 % of the SCPI's income (AMF guide, June 2019)
Fixed or variable capitalWith fixed capital, the number of shares is generally fixed; with variable capital, the SCPI can welcome new partners at any time.
Withdrawal valueThe redemption price is set by the management company based on the value of the company's assets, independently of supply and demand.
Exit timeSeveral weeks, or even several months (AMF); between two and six months depending on the SCPI and the market (economie.gouv.fr)

The AMF Ombudsman reminded everyone on March 6, 2024, that a withdrawal request, even a complete one, may not be executed immediately: the management company may not be able to respond for several months, and the exit period may be indefinite if there are not enough buyers. Entry fees are paid once, but exit can take months: make your decision with both figures in mind.Fixed or variable capital, withdrawal and resale).

Specifically. For each proposed SCPI, request: the total entry fees in euros, the latest redemption price, and the latest quarterly statement. See also subscription, management and transfer fees.

3. Rental taxation in 2026

Rents from a directly held SCPI (French real estate investment trust) are considered property income: they are taxed according to the income tax scale, plus social security contributions. For property income, these contributions amount to 17.2% (Service-Public, verified on June 30, 2026), while most investment income has been taxed at 18.6% since 2026. If your gross rents remain at €15,000 per year or less, the micro-property regime applies, with a flat-rate allowance of 30%; above that, the actual regime applies. Upon resale, economie.gouv.fr indicates 19% tax plus 17.2% social security contributions on the capital gain, with a possible allowance depending on the holding period (taxation of rental income and capital gains).

In a life insurance policy, it is the contract that is taxed, at the time of withdrawals and on the share of gains, with an annual allowance of €4,600 (€9,200 for a couple) after eight years (SCPI within a Luxembourg life insurance policy).

For the technician. Social security contributions on rental income: 17.2% (CSG 9.2%, CRDS 0.5%, solidarity levy 7.5%); CSG will increase to 10.6% for most investment income in 2026 under Article 12 of Law No. 2025-1403, excluding rental income. Micro-property tax regime: revenue of up to €15,000, 30% allowance, option for actual expenses. AMF documents: information memorandum approved by the AMF, key information document (KID) before subscription, annual report, and quarterly bulletin.

4. What is asked of the intermediary

  • His ORIAS number, his status as a financial investment advisor or broker, and his written response on the nature of his advice in the regulatory sense.
  • Who pays him based on your case, and the amount in euros.
  • The DIC, the information note approved by the AMF, the latest annual report and the latest quarterly bulletin of each SCPI.
  • Entry and management fees in euros, and the current withdrawal price.
  • The length of detention on which the advice is based, and what happens if you have to be released beforehand.
  • For a split ownership: the duration, the discount, the consideration, and its possible membership in the same group.
  • For a life insurance policy: the contract fees in addition to those of the SCPI.
  • Who follows you after the purchase, and how often.

Our position

A SCPI (Société Civile de Placement Immobilier) is not readily available savings: it's a long-term investment, the exit of which depends on the buyers. A good advisor will first ask you when you'll need the money. If they talk about returns before discussing exit strategies, and about fees as a percentage without converting them to euros, find another advisor. We are paid on commission: we state this clearly, and we ask you to make sure everyone else does too.

Frequently asked questions

What is the minimum investment required to invest in a SCPI?

According to economie.gouv.fr, there is no longer a legal minimum investment since July 2024; each asset management company sets its own, sometimes as a minimum number of shares. Request this information in writing, including the entry fees in euros.

Can you resell your shares whenever you want?

No. The AMF indicates that the delay can range from several weeks to several months, and economie.gouv.fr speaks of two to six months depending on the SCPI and the market.

How to verify the management company of a SCPI?

With the AMF's GECO database, which allows you to check the approval of a management company and to consult the products it manages, including SCPIs.

Do you have a SCPI proposal to compare?

Send it to us: we'll calculate its costs in euros before even scheduling an appointment, and the review of your existing contracts is free.
