The mechanism is explained on our page Individual PER and in our article on the deduction ceiling and the 2026 finance law.

Frequently asked questions

Can a dentist with a profit of €100,000 remain a furnished rental business (LMNP)?

Yes. Furnished rentals are considered professional only if the household's rental income exceeds €23,000 and also exceeds the household's other earned income (BOFiP, paragraph 40). With €9,600 in rent compared to €100,000 in profit, the second condition is never met.

Are the depreciation charges for furnished rental properties (LMNP) reinstated upon resale in 2026?

Yes, for sales completed on or after February 15, 2025, and for properties rented under the actual expense regime: the purchase price is reduced by all depreciation deductions. In a typical case, €92,812 in depreciation over 20 years results in a capital gain of €79,688 and €11,828 in exit tax. Managed residences for students and seniors are an exception.

Can the micro-land regime be used for SCPI shares?

Only if the household also declares the rent from an unfurnished property that it owns directly, with a maximum of €15,000 in gross rental income and a 30% allowance. Otherwise, the distribution is taxed in full according to the tax scale, with 17.2% in social security contributions.

What will be the social security contribution rates in 2026 on furnished rental income and on SCPI distributions?

18.6% of the tax is levied on non-professional furnished rental income (general social contribution of 10.6%, 0.5%, and 7.5%) and 17.2% on property income, including SCPI distributions (9.2%, 0.5%, and 7.5%). The service-public.gouv.fr website's information on these levies is not explicit regarding furnished rentals: the 18.6% rate comes from the 2026 tax brochure.

Would a couple of dentists obtain the same result?

No. With two shares, the €100,000 profit is taxed at 30% (%) and the pension at 11% (%). In the calculation above, the SCPI then earns €98,626 compared to €80,008 for the LMNP (furnished rental property) under the actual expenses regime over 20 years.

Our position

We start with your pension statement and tax assessment to determine the difference in your retirement income and your actual tax bracket. We then compare furnished rental properties (LMNP) and real estate investment trusts (SCPI) based on your specific figures: investment amount, holding period, and target rent. We do not draft legal documents or provide legal or accounting advice: choosing the tax regime, preparing your tax return, and developing a depreciation plan are the responsibility of your accountant, and the acquisition of the property should be handled by your notary. We receive commissions on contracts taken out through our firm.

Book an exchange with Balmont Conseil

Alexis Sagnier, financial and real estate investment advisor, insurance broker, AMF certified.
